North Vancouver Real Estate
There are two municipalities bearing the name North Vancouver. The District of North Vancouver and the city of North Vancouver share several core services. Although they have their own municipal departments, and are separate entities, their proximity has made it difficult for them to go their separate ways.
The city of North Vancouver is home to almost 50,000 residents while the District of North Vancouver posts 85,000 residents. The Alano River shapes the boundaries of the district of North Vancouver to the West while Indian Arm borders the area to the east. The North Shore Mountains shapes the border to the north while Burrard Inlet shapes its edge to the South.
The district has an industrial base situated around the Burrard Inlet with the majority of residential housing composed of single-family dwellings. Although the population is almost twice that of the city of North Vancouver, the land mass contributes to its lower population density. The homes are spacious and served by a series of commercial hubs. Sectors such as Edgemont Village and Lynn Valley serve as suburban communities.
The city of North Vancouver has the look and feel of a bustling urban metropolis. It is bounded to the West, East and North by the district. High-rise commercial office buildings in rental properties make their home in the city. Recently many of the industrial sites near the Burrard Inlet shore have begun to transform into residential and commercial buildings along the waterway. These two municipalities hold a lot of potential for home buyers at this time.
